As a part of our analysis, we consider neighborhood amenities, appreciation of property value, school districts, flood zone, the initial design requirements, and a zoning review.


Architectural Design
The initial design phase starts with the client’s input, and an assessment of their goals and lifestyle. This enables us to select an architect that is most suitable for that design. The architect then creates schematic drawings, showing the plan view and front elevations.
After approval of the initial design, we begin the design development phase. This entails creating a set of working drawings to further develop the design concepts and construction details. Once approved by the client, the third phase of design work begins as we create final drawings in preparation for obtaining the building permit.
We pride ourselves on bringing a first class design team to our clients consisting of architect, structural engineer, civil engineer, and mechanical electrical plumbing consultants.
One of the major benefits of our process is the singular point of responsibility. This means that there is no need for the client to coordinate between all the parties of the design team and builder. It is our responsibility to coordinate all design aspects to ensure the final design is in accordance with local code and acceptable for the issuance of the permit. This convenience is a true luxury enjoyed by our clients, and one of the hallmarks of our business.
Perhaps the biggest advantage to the Design-Build process is that the project cost is controlled during the design. From the beginning, and in every aspect of the design work, we make sure the client’s desired budget is taken into consideration.
Our process also allows projects to be completed in a shorter amount of time. This is because the design and construction management teams are both involved in the entire project lifecycle, mostly eliminating design changes. Without costly and time-consuming design changes, overall design and construction time can be significantly reduced.
Construction starts as soon as the design is completed and the permit is issued. All aspects of interior design – including cabinetry, appliances, plumbing fixtures, and color selections – are coordinated with clients as construction progresses.
